🏡 House Prices Hit Record High in April 2025 – Local Market Insight
The average asking price of a UK home has just hit a record high this April, reaching £377,182 – an increase of 1.4% (+£5,312) month-on-month.
Across the country, more homes are on the market than we've seen at this time of year for over a decade, and here in areas like Bishop’s Stortford, Stansted Mountfitchet, Great Dunmow, Takeley and Elsenham, we're certainly feeling the effects of this national trend on a very local level.
Why are prices rising?
Spring typically sees a jump in activity, but this year’s increase is notably larger than usual. Buyer demand is up 5% compared to this time last year, and new seller listings are up by 4%. The end of the temporary stamp duty relief in early April hasn’t slowed down movers – if anything, it seems to have spurred people on.
With mortgage rates expected to fall if the Bank of England lowers the Base Rate in May, confidence is steadily returning to the market. This optimism is particularly evident in sought-after areas such as Bishop’s Stortford and Great Dunmow, where demand remains high.
What does this mean for local sellers?
More homes on the market means more competition. Strategic pricing and quality marketing are crucial to standing out. We’ve seen this first-hand with a recent launch on Chinnery Hill, Bishop’s Stortford, which generated over 15 viewings within days and multiple offers—likely to result in a sale above asking price.
If you’re considering selling in Bishop's Stortford, Stansted Mountfitchet, Great Dunmow, Takeley, Elsenham, or any surrounding villages, now is a strong time to act. The combination of increased buyer demand and favourable market conditions means well-presented homes—priced smartly—are flying off the shelves.
