The first look at the market this year
January has given us a clear and useful insight into how the CM23 property market is shaping up as we move into 2026. While the market hasn’t started the year at full speed, it is active, realistic and continuing to move where homes are priced and presented correctly.
Below is a snapshot of what we’ve seen across the CM23 postcode during January.
New Properties Coming to Market
A total of 102 new properties were launched across CM23 in January.
The majority of new listings were in Bishop’s Stortford, with a smaller number coming to market in Birchanger, Farnham, Manuden and Berden.
Average new asking price: £498,112
Highest asking price: £1.78 million
This reflects a healthy mix of homes, from first-time buyer properties through to high-value family houses.
Sales Agreed
Despite January traditionally being a quieter month, 68 properties went under offer across CM23, showing that motivated buyers are very much active.
Average price at sale agreed: £499,220
Highest sale agreed: £1.1 million
Notably, the average sale agreed price closely mirrors the average asking price of new listings, reinforcing the importance of realistic pricing from the outset.
Price Reductions
During January, 51 properties reduced their asking price across CM23.
Average reduction: 5.04%
Average monetary reduction: £22,249
10% of reduced properties have already gone under offer
This highlights how quickly the market can respond once pricing is brought into line with buyer expectations.
What Does This Mean If You’re Thinking of Moving?
For Sellers
Buyers remain selective, but well-presented homes priced correctly are attracting strong interest and agreeing sales. Properties that start too high are often needing to adjust before momentum builds.
For Buyers
There is a good level of choice across CM23, and realistic sellers are prepared to engage. Buyers in a strong position are securing homes, particularly where pricing reflects current market conditions.
Looking Ahead
January has laid a steady foundation for the year ahead. With spring traditionally bringing increased activity, we expect buyer confidence to build through February and March, especially for family homes and well-located properties in and around Bishop’s Stortford.
